Full permission is required for any partial demolition. Whole building demolition may follow Permitted Development when a Prior Approval form covering method statement, dust suppression and site restoration is accepted. In conservation areas “relevant demolition” consent applies once volume exceeds 115 m³ or boundary walls stand over 1 m beside a highway. SB prepares drawings, heritage notes and submits via the Planning Portal while tracking officer feedback to keep the schedule on track.

Schedule 2 Part 11 Class B allows complete demolition once Prior Approval is granted. We file the form, attach a detailed demolition method statement and a restoration plan. The council must respond inside 28 days, no reply means deemed consent on day 29 and plant can mobilise immediately.
Section 80 of the Building Act 1984 requires a 6-week notice to Building Control for structures over 49 m³. Authorities may add conditions – protect drains, prop party walls, limit working hours. We integrate all conditions, set hours to 08:00-18:00, deploy acoustic blankets and log vibration with tri-axial sensors.
