SB Construction surveys your site, prepares detailed soft landscaping plans, environmental risk assessments and planting schedules. Permitted Development Rights for Householders (Technical Guidance).
Hard surfacing such as driveways, patios and pathways often falls under Permitted Development Class F but may still require Highway Authority Consent for dropped kerbs and drainage approvals. SB Construction assesses levels, soakaway capacity and dropped-kerb requirements, preparing technical plans and Drainage Statements where needed. Hard Surfacing-in front gardens over 5 m² of impermeable surfacing needs Planning Permission, unless using permeable materials or draining to a soakaway.
Erecting fences, walls or gates often falls under Permitted Development, but may require Planning Permission in conservation areas, heritage sites or where highways consent is needed. SB Construction assesses site constraints and boundary conditions, prepares detailed plans, elevations and supporting statements to ensure compliance. Fences/Walls/Gates-up to 2 m high (1 m adjacent to highway) are PD; above that needs PP.
Major Terracing or Major Earthworks, altering ground levels by over 300 mm, generally exceed Permitted Development rights and require Planning Permission and possible Environmental Impact Assessments. SB Construction surveys your site’s topography, prepares detailed site plans, cut-and-fill calculations and drainage strategies to mitigate flood and contamination risks. We submit planning applications, coordinate with environmental and highways authorities for consents affecting watercourses or access, and track statutory decision periods for seamless authorisation.
