Planning permission is required for all partial demolitions. In some cases, full house demolition may fall under Permitted Development, subject to Prior Approval. This covers demolition methods, dust control and site restoration. Within conservation areas, relevant demolition consent is needed if the volume exceeds 115m³ or boundary walls are over 1m high next to a highway. SB Construction prepares drawings, heritage statements and submits applications through the Planning Portal, managing feedback to keep your project on schedule.

Under Schedule 2, Part 11, Class B, complete house demolition may be allowed through Permitted Development, subject to Prior Approval. This process assesses demolition methods, dust control, site safety and restoration plans. We prepare and submit the application, including a detailed method statement, and manage council communication throughout. The local authority has 28 days to respond. If no decision is issued, consent is deemed granted on day 29, allowing demolition works to begin without delay.
Under Section 80 of the Building Act 1984, Building Control must be given at least six weeks’ notice before demolishing structures over 49m³. The local authority may apply conditions such as protecting drains, supporting party walls and restricting working hours. We manage the full notice process, coordinate all conditions and put controls in place including agreed working times, dust and noise reduction measures, and vibration monitoring to ensure the demolition complies fully with Building Regulations.
