Permits & Legal Requirements for Structure Removal

In Most Cases, Permission Is Needed Before Removing a Structures notice or building control application. We prepare Section 80 paperwork, notify the HSE where thresholds apply and book inspections. If asbestos is present, we commission testing and arrange licensed removal. All works follow regulations guidance and BS 5975 temporary works procedures

Prior Approval for Site Clearances

Under Class B of Schedule 2, Part 11 of the GPDO, minor Demolition works fall under Permitted Development but require Prior Approval, with a 28-day process covering transport, contamination, noise and flood risk assessments. Removal or alter of a Listed Building requires Listed Building Consent, ensuring all work respects its historic character and complies with the Planning (Listed Buildings and Conservation Areas) Act 1990. SB Construction assesses your building’s heritage significance, producing heritage statements, structural surveys and detailed method statements to support your application. We submit the application to your local authority, liaise with conservation officers and manage statutory decision periods to secure efficient approval.
